Prior to acquisition and commercial development of a property, the potential purchaser engaged Kleinfelder to conduct a due diligence contaminated land environmental site assessment (ESA) to determine whether historical activities at, or surrounding, the site were likely to have resulted in soil and groundwater contamination.


Understanding The Project Site

A Preliminary Site Investigation (PSI) was conducted to inform the client of potential contaminants of concern in the soil, namely hydrocarbons, heavy metals, pesticides, PFAS, asbestos, and acid sulfate soils as a result of historical land use or environmental setting. Based on these findings, a Detailed Site Investigation (DSI) was recommended.

Understanding The Client’s Objectives

With the intention to redevelop the site for commercial use, a tailored investigation plan was developed which consisted of a total of 14 soil samples being collected from across the site. These were screened against appropriate commercial/industrial assessment criteria. No groundwater assessment was deemed necessary as the water table was greater than 30 meters depth and considered low risk of being contaminated.

Project Results

The detailed investigations at the site identified no contamination. Kleinfelder concluded that the site was suitable for ongoing commercial and/or industrial land use. The client was able to move forward with the property acquisition and proposed site upgrades with confidence.
